OVERALL DESCRIPTION OF JOB SCOPE AND RESPONSIBILITIES: Responsible for leasing apartments in accordance with the policy and procedures set by management. Assist management in measuring effectiveness of marketing programs and in making periodic market surveys. Assume management responsibilities in absence of Property Manager and in emergency situations.

RELATIONSHIPS: This position reports to the Property Manager and Regional Manager, retains relationships with peers and all other departments within the company, maintains relationships with current and prospective residents, and maintains relationships with suppliers, vendors, and others serving the Company or the property.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:

  1. Adheres to established policies related to fair housing.
  2. Establishes rapport with each prospective resident.
  3. Determines needs of each prospective resident.
  4. Presents property and appropriate apartment(s) in a manner consistent with the image of the property and relevant to the prospect.
  5. Obtains commitment to rent (i.e. fill out rental applications) from a specified percentage of prospects.
  6. Use knowledge of property and community to overcome prospect objections.
  7. Follows up on undecided prospects.
  8. Follows lease renewal procedures and responsible for securing lease renewals in accordance with guidelines set by manager.
  9. Assists with entering prospects, application and move in information into all relevant software.
  10. Makes sure curb appeal looks good, office is clean and organized, and walks the property prior to the work day to note any deficiencies.
  11. Assists with developing and placing ads per marketing and branding standards.
  12. Assists in development and implementation of special promotions.
  13. Shops competitors, researches and prepare market survey reports.
  14. Performs outreach marketing and networks in the community as directed by manager.
  15. Handles any emergencies.
  16. Assists in scheduling maintenance work.
  17. Assists in scheduling apartment make-ready and repair work.
  18. Inspects vacant apartments.

JOB QUALIFICATIONS:

  1. High School Diploma or Equivalent.
  2. One or more years of leasing or sales experience.
  3. Excellent communication skills.
  4. Exceptional sales skills.
  5. Customer service oriented.
  6. Confident, positive attitude, high energy.
  7. Ability to interact with a wide range of people.
  8. Basic computer skills and experience with Word, Excel and Outlook.
  9. This position will require mandatory work to be performed during evening hours and/or weekends periodically and during busy seasons.
